Northpoint Toyota Port Augusta made the decision to expand its offices and facilities with a state-of-the-art services and parts facility, adjacent their already existing dealership.
McMahon Services was engaged by Mirrapol Pty Ltd to undertake the demolition of an existing carpark and the construction of a new workshop area incorporating a new services and parts facility, offices and toilets, as well as flooring, electrical and fitout, carpark and pavement and landscaping works.
Scope of Work
The existing car park was demolished as part of the works only to expose that the site had been filled with contaminated materials. McMahon Services undertook the remediation of the site which required stripping to a depth of 1m. All contaminated material (approximately 100t) was removed off site to a licenced waste facility.
Earthworks to the site areas not occupied by the car park included the removal of top soil to a depth of 100mm, minor cut and fill works, grading, trimming and compacting subgrade.
McMahon Services supplied, placed and compacted a 250mm thick layer of PM2/20 for the building plateau (577m²), a 200mm thick layer for the carpark area (747m²) and 150mm thick layer for the concrete paving area (8m²).
Next, the workshop slab (150mm thick with 2m deep 600mm diameter piers and 150mm edge thickening), Office and toilet slab (120mm thick raft slab with 300mm by 300mm footing beams, 163m²) and kerbing works (around 115m) were completed.
A new 32.3m by 16.7m, 4.85m high workshop building, a new 13.1m by 4.8m, 4.25m high reception area / canopy and a 4.8m by 1.6m by 3m entry area were erected including the installation of windows and doors.
McMahon Services then completed the installation of new electrical and data services to the workshop and office areas.
The new workshop floor areas (447m²) were epoxy coated and new architectural floor coverings laid to new reception area and entry area.
To finish, landscape works including installation of a basic automated sprinkler control, installation of mulch / bark and various medium sized plants were completed and 750m² of .25mm thick AC10 Hot Mix concrete was applied to finish the carpark.
The building was to be erected on the corner boundary of the site footprint. Access from the outside of the boundary was not possible so the team completed the construction of two walls at ground level. This included the installation of fire prevention works and cladding which could not be accessed once the walls were erected. Both walls were then lifted into position using a complex lift operation requiring the simultaneous lift by three separate cranes.
The team completed this project this project within 5,000 work hours, and 50% of the works was completed in-house, with the subcontracted work being awarded to local companies.
